Condition Assessments
A condition assessment provides a clear overview of your property’s current condition, including which repairs will be required and when. This allows you to plan investments carefully and spread costs over the long term. We help you make informed decisions based on reliable information rather than assumptions.
Condition Assessment
A condition assessment is an overview of a property’s condition based on visual, non-destructive inspections. We assess the structures, building systems, and outdoor areas and compile our findings into a report that includes a long-term maintenance plan (PTS). Our assessments follow the guidelines published by Rakennustieto, ensuring consistent and comparable results. You receive a clear overview of the required repairs, their urgency, and estimated costs for up to ten years.
Key benefits:
- Comprehensive assessment of structures, building systems, and outdoor areas
- Proposed 10-year long-term maintenance plan (PTS), including cost estimates
- Conducted in accordance with Rakennustieto’s RT/KH condition assessment guidelines
- Supports budgeting and the prioritization of repairs
Five-Year Inspection
A five-year inspection is an interim assessment of a relatively new property, carried out after approximately five years of use and once the warranty period has ended. The inspection focuses particularly on the condition of structures and systems that, according to the maintenance manual, must be inspected and maintained by the property owner at the five-year mark. It also helps identify developing defects before they become more extensive.
Key benefits:
- Interim assessment following the warranty period
- Review of the owner’s five-year maintenance responsibilities in accordance with the maintenance manual
- Early detection of developing defects
Ten-Year Inspection
A ten-year inspection is carried out before the contractor’s ten-year liability period expires. We identify potential construction defects and hidden deficiencies, enabling the property owner to protect their rights within the required time frame. The inspection combines a condition assessment with any necessary additional investigations to provide a comprehensive evaluation.
Key benefits:
- Helps protect the owner’s rights before the liability period expires
- Identifies construction defects and hidden deficiencies
- Combines a condition assessment with additional investigations
Repair Backlog Assessment
A repair backlog assessment determines the monetary value of maintenance and repairs required to bring a property up to its target condition. We combine condition data with estimated repair costs to present the repair backlog in a clear and comparable format. The results support investment decisions and strategic property portfolio management.
Key benefits:
- Presents repair needs in monetary and comparable terms
- Supports investment decisions
- Suitable for individual properties and property portfolios
Condition Investigations
When you need reliable information about the condition of a specific structure or building system, a condition investigation provides a more detailed assessment than a general condition assessment. We use sampling, measurements, and laboratory analyses to accurately determine the need, scope, and appropriate timing of repairs—providing a sound basis for repair design.
Concrete Condition Investigations – Façades, Balconies and Courtyard Decks
Our concrete condition investigations assess the condition of concrete structures in façades, balconies, and courtyard decks, including reinforcement corrosion, concrete deterioration, and the progression of damage mechanisms.
