Renovation, Office Building
Scope: 8,100 m²
Architect: Arkkitehdit Soini & Horto Oy
Responsible Structural Designer: Janne Hellsten
Structural Design Project Manager: Janne Hellsten
Complexity: Demanding (Class V)

Originally built as a school in 1931, the building underwent a complete renovation. The structure features a solid brick frame with two core walls, and the intermediate floors are constructed using reinforced concrete double-slab beams.

The building comprises six stories, a basement, and an attic, which was transformed from an unheated space into an impressive, loft-style office area during the renovation. The old roof was entirely replaced. The new attic structure features steel frame systems, partially clad in wood in the interiors. The attic floor was reinforced with a new steel beam structure topped with a composite slab. Structural calculations and designs were carried out using FEM-based methods.

New elevator shafts were added inside the building, the existing stairwell was extended to the attic, and new openings were created in the core walls. The renovation also involved assessing and improving the building’s thermal performance and acoustics. The building holds a heritage Sr-2 protection classification.

The renovation included a complete overhaul of technical systems while respecting the character of the old building. The goal was to create a modern office building that offers flexible spaces and diverse services to cater to a variety of clients and users.
