A seven-story office building with two basement levels partially located beneath the courtyard deck is being adapted to meet modern needs while adding new functionalities to the property. The external walls of the 1st and 2nd floors are being replaced with glass windows, and a second-floor extension is being built over the courtyard deck. Part of the 1st floor is being converted for restaurant use.
Structural renovation and building physics assessments were conducted throughout the property, including repairs and modifications to external walls, roofs, basement spaces, and interiors. The most labor-intensive tasks in structural design involved modifications to the building frame, the extension, and significant changes required by building systems.
The entire project has been modeled using BIM, and tasks such as service penetration coordination were completed utilizing model-based workflows.
