Renovation, Project Management, Supervision
Scope: Facade area approx. 2,500 m², 15 balconies
Architect: Arkkitehtitoimisto Meri Oy
Responsible Structural Designer: Valtteri Vaarsalo
Project Management and Supervision: Antti Wallenius
Complexity: Demanding (Class V)

This project involved the facade renovation of a historically significant building, including the complete renewal of the facade plaster and steel-reinforced concrete balconies in the courtyard. The five-story residential building, completed in 1903, was one of the first buildings constructed in the Ullanlinna area. It was designed by architect Mauritz Gripenberg in 1902.

The project was executed as a turnkey solution, with Nodetec responsible for project management, structural design, and site supervision. The facade renovation design began in 2021, and the project was completed in 2022.

Key Features of the Project:

  • Historical Preservation: Special attention was given to the building’s historical value. A color study was conducted, and the facade was hand-painted with lime paint in its original color.
  • Facade Plastering: The facade plaster was applied as a three-layer system. The street-facing facade received a flowing splatter-dash texture, hand-applied to replicate the original finish.
  • Balcony Reconstruction: Existing balconies were removed, but the supporting railway rails were preserved. New steel-reinforced concrete balconies were cast on these supports.
  • Rainwater Management: Particular care was taken in the design of balcony connections to ensure effective drainage, preventing water damage to the balconies and facade.
