Kiinteistö Oy Eteläesplanadi 2 is a commercial and office building in a prime location in Helsinki, originally completed in 1912. The building has since been extended and raised. During separate repair and modification projects initiated in 2020, several tenant modifications, roof repairs, and upgrades to the building’s technical systems were planned and executed.

Nodetec was responsible for the structural design of several separate repair projects. The scope included layout modifications, load-bearing capacity assessments, and new openings in load-bearing structures. Special consideration was given to the historically valuable and partially protected interiors and facade, as well as ensuring the adaptability of spaces. Some areas remained in use throughout the project.

Roof Repair Highlights:
The roof repair presented unique challenges due to its varied shape and sections built during different periods. Almost the entire metal roofing was replaced, and local repairs were made to the old wooden load-bearing structures of the roof.
