The project involved the renovation of the courtyard deck shared by two historically significant properties. A condition survey revealed that spot repairs would not achieve a durable and desired outcome for the leaking deck, leading to the decision to completely renew the deck’s waterproofing and surface structures. The buildings were originally constructed in 1920 and 1934, and the courtyard deck was last renovated in the early 1990s.
The project was executed as a turnkey solution, with Nodetec responsible for project management, structural design, and site supervision. The design phase began in 2022, and the project was completed in 2023.
Key Features of the Project:
- Waterproofing and Joint Solutions: The highest risk of leaks was identified at connections, so ensuring the functionality of these areas was a priority. Due to the complex geometry of the deck connections, spray-applied waterproofing was chosen based on positive results in previous projects.
- Rainwater Management: Small elevation differences posed challenges for water drainage, a common issue with old courtyard decks. To address this, linear drainage channels were installed on the deck to ensure effective water runoff.
- Waterproofing Details: The waterproofing membrane was extended generously against the original building foundation to reduce leak risks. A protective concrete layer was cast over the upturned membrane to safeguard against mechanical damage. The protective layer was plastered and fitted with metal flashings, blending it seamlessly into the building’s foundation.
Challenges and Solutions:
Access to the buildings was through the courtyard, requiring careful planning during construction. By developing comprehensive plans, anticipating challenges, and phasing the work, the renovation was completed on schedule with a durable result.
