The project involves the facade and roof renovation of heritage-protected buildings, including balcony replacement and window restoration. The buildings, designed by Polon & Wasastjerna Architects, were originally completed in 1903 and 1905.
Nodetec was responsible for the structural design, which began in 2023. The project is scheduled for completion in 2024.
Key Features of the Project:
- Heritage Considerations: Design solutions were developed in collaboration with the lead architect to preserve the historical value of the buildings, which are protected under zoning regulations with an SR-2 designation. The richly decorated street-facing facade of Kauppiaankatu 9 required particular attention.
- Roof Renovation: The existing sheet metal roof and its substructures were replaced with a standing seam roof, and structural reinforcements were made to the wooden roof components.
- Facade Restoration: The facade plaster was predominantly renewed as a three-layer plaster system. However, well-preserved decorative elements were retained where possible.
- Balcony Replacement: Courtyard balconies were removed, but the supporting railway rails were preserved and used as the foundation for new reinforced concrete balconies. Special care was taken to ensure proper rainwater drainage to prevent damage to the balconies and facades.
Project Execution:
The implementation phase required regular site visits and continuous communication with the architect and construction team. This enabled quick resolution of challenges that arose as the work progressed on-site.
