Espoo, Otaniemi
New Construction and Renovation
Scope: ~18,500 m²
Architect: JKMM Arkkitehdit Oy
Responsible Structural Designer: Janne Hellsten
Structural Design Project Manager: Heikki Aalto
Complexity: V+
Building Physics: V
The project involves the construction of a six-story office and commercial building in Otaniemi, Espoo. The new building is being constructed between two existing buildings, requiring partial demolition of the old structures. The remaining buildings, two and three stories high, will be renovated. Additionally, a new partially underground unheated parking facility will be built. Design work began in 2022, with Nodetec responsible for the structural and element design.
Key Features of the Project:
- Laser Scanning and Modeling: The retained portions of the old buildings were modeled based on laser scanning data, ensuring seamless integration between the existing and new structures.
- Structural Design: The building’s frame is designed as a composite reinforced concrete structure. The new and old buildings will be constructed as separate areas with expansion joints, while the elevations of the old buildings dictate the positioning of the new structure to enable seamless use of spaces across all buildings.
- Renovation of Old Structures: The retained sections of the old buildings will undergo thorough renovation, both internally and externally. High-risk structural elements will be removed and replaced with safe, energy-efficient solutions that respect the architectural value of the buildings. All building systems will be upgraded.
- Facade Preservation: The old buildings feature protected facade structures, which will be preserved and integrated into the design.
The extensive renovations will bring the older structures to a standard comparable to the new building while maintaining the integrity of the existing reinforced concrete frame.
